Top tips for Landlords

 

Whether you are an old or new landlord, here are some handy tips from APPLE ESTATES.

Do start by deciding whether your property will be let out furnished or unfurnished. Landlords are responsible for ensuring that there are white goods in the property such a fridge/freezer, cooker and washing machine. Some tenants may have their own furniture so we would suggest holding out to buy furniture such as beds until a tenant is found, the most annoying thing would be to completely furnish the flat and the tenant requests for the furniture to be removed.
 
Do you have a valid Gas Safety Certificate? For the safety of your tenants and a legal requirement for properties that have Gas, this must be checked and carried out by a certified and registered engineer. Ensure all electrical sockets are in working order and safely installed.
 
If there are minor repairs needed to the flat, carrying these out before the tenants move in are normally easier to do and arranging to hand over the flat professionally cleaned, will also ensure that the flat is returned in exactly the same condition when given. Preparing an inventory at the start of the tenancy will protect both you and the tenants should any disputes with the deposit arise once the tenants have vacated – APPLE ESTATES can take care of this.
 
Finding good tenants are just as important as finding a good landlord and they work hand in hand. We will show the property to all our applicants so do keep an open mind. You will always be updated with feedback given at the viewings and be prepared for offers put down by tenants who will try and negotiate a lower rental amount. Sometimes accepting an offer that is reasonable saves you the expense of leaving the property empty and you can start getting the rental income immediately once the tenant has moved in.
